Property Sales
Our April property sales were 42, down from 80 in April of 2021 and -26.3% lower than the 57 sales last month. April 2022 sales were at a mid level compared to April of 2021 and 2020. April YTD sales of 184 are running -25.2% behind last year’s year-to-date sales of 246.

Prices
The median sales price in April was $3,612,500, up 31.2% from $2,752,500 in April of 2021 and up 0.3% from $3,600,000 last month. The average sales price in April was $4,938,154, up 50.7% from $3,277,558 in April of 2021 and up 24.7% from $3,960,444 last month. April 2022 ASP was at highest level compared to April of 2021 and 2020.

Inventory
The total inventory of properties available for sale as of April was 126, up 13.5% from 111 last month and down -20.3% from 158 in April of last year. April 2022 Inventory was at the lowest level compared to April of 2021 and 2020.

Market Time
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a buyer’s market, a downward trend a move towards more of a seller’s market. The DOM for April was 33, down from 45 days last month and down from 65 days in April of last year. The April 2022 DOM was at its lowest level compared with April of 2021 and 2020.

Selling Price per Square Foot
The selling price per square foot is a great indicator for the direction of property values. Since median sales price and average sales price can be impacted by the ‘mix’ of high or low end properties in the market, the selling price per square foot is a more normalized indicator on the direction of property values. The April 2022 selling price per square foot of $796 was up 11.3% from $715 last month and up 41.6% from $562 in April of last year.
